An Equated Monthly Installment (EMI) is the fixed amount you pay to a bank or financial institution every month until your loan is fully repaid.   • P = ₹50,00,000, r = 8.5% / 12 = 0.007083, n = 240 months
  • EMI = 50,00,000 × 0.007083 × (1.007083)240 / ((1.007083)240 − 1) ≈ ₹43,391 per month
  • Total repayment over 20 years = ₹43,391 × 240 = ₹1,04,13,840, meaning you pay ₹54,13,840 as total interest - more than the original loan amount.

How Amortization Works

An amortization schedule is a month-by-month breakdown of each EMI payment showing how much goes toward interest versus principal. In Month 1 of the example above, ₹35,417 (81.6%) of the ₹43,391 EMI goes to interest and only ₹7,974 (18.4%) reduces the principal. By Month 120 (year 10), the split shifts to approximately 50/50. In the final year, nearly the entire EMI retires principal. This front-loading of interest is why prepayments in the early years of a loan save the most money.
